Development Standards and Plans
The development standards for the planning area are designed to promote a vibrant and engaging community. A portion of the planning area is designated as residential, which will permit multi-family dwellings with accessory uses that enhance neighborhood activity. The area must also provide a minimum of 4,400 square feet of net rentable ground-floor retail space, which can include cultural facilities, restaurants, and specialty grocers. Another portion of the planning area is designated as the promenade and parks planning area, which will serve as the central open-space framework for the development. This area will include a promenade, public park, and pocket park, as well as accessories such as community gardens, public art, and playgrounds.

Traffic Studies and Future Plans
As the development moves forward, the city staff has requested a traffic study to evaluate the potential impact of the new mixed-use residential component.
